What is a Home Inspection?

The California Business and Professions Code, section 7195, defines both home inspectors and home inspections.  A home inspection is “a noninvasive, physical examination… of the mechanical, electrical and plumbing systems… the structural and essential components… to identify material defects in those systems….”
A material defect is defined as “a condition that that significantly affects the value, desirability, habitability or safety of the dwelling.

Your CREIA Certified Pro View Property Inspection will begin by reviewing with you (prospective buyer, seller, etc.) what we'll be covering and what you can expect. Though not required, we invite you attend this inspection as it will provide the perfect opportunity to get answers to questions you might have.  If you’re a prospective buyer it will also provide an opportunity to become familiar with the property and learn how its systems operate.

Our thorough inspection usually takes 2 to 4 hours depending on the size, age and condition of the property. At the conclusion of the inspection we provide you with a consultation walk-through reviewing our findings and giving you another opportunity to get answers to any questions. We will then provide you with a detailed computer generated report which will include digital photographs.


Our expertise is maintained through monthly training and education in the building and inspection field.
